To ensure the safety of our agents and respect everyone's time, all tenants must be prescreened before viewing a home. Please submit an application without payment for the property you're interested in on our website. Once we receive your application, we’ll reach out via email with the next steps!

Can I hold a place before I apply?

Unfortunately, we cannot hold properties without a security deposit and signed lease.

I want to move forward with the Property we Viewed. What are the next steps?

YAY! We are so excited you want to move in, but first we need to run your formal credit and background check and contact rental references if you have them. The fee for the credit and background check is $30 and you will receive an email to initiate the process.

Do I pay First Month's rent and Last Month's rent with my security Deposit?

We only collect the first month's rent, full security deposit and any non refundable pet fees if applicable at the signing of your lease.

IS THE SECURITY DEPOSIT REFUNDABLE?

The security deposit is fully refundable, provided no damages are found during the move-out inspection. We also require the home to be professionally cleaned by a reputable cleaning company, along with professional carpet cleaning. If you’d like us to arrange cleaning services for you, the fees will be deducted from your security deposit. Otherwise, you’ll need to provide an invoice from a professional cleaning company of your choice. If any damages to the property exceed the amount of the security deposit, you will be responsible for covering the balance.

DO YOU ALLOW PETS?

Pet approvals are up to the homeowners discretion. We prefer mature pets 2 years or older and a maximum of 2 pets, but will contact the homeowner for final approval. There is a NON-REFUNDABLE pet fee of $400 and $100 for each additional pet.

How do I submit a maintenance request?

Please log into your tenant portal and submit all maintenance requests here for ease of tracking! If you need your login info, please email mcquilkinrealestate@gmail.coma and we can resend you the link.

It's the Weekend or outside normal business hours and I have an urgent Maintenance request - Who do I call?

It is best that you submit a maintenance request via your tenant portal as the whole team receives the notification. We turn off the office phone over the weekend and only check it periodically. Also, keep in mind that it's outside the contractors hours as well and they may have weekend fees or after hours fees and depending on the issue, it may be your responsibility to pay the extra fee, not the homeowner.

HOW DO I PAY MY RENT?

We have several ways to pay rent. We prefer an auto draft of your account each month, but we do accept Zelle, cashier's checks, personal checks, and money orders. However, we DO NOT ACCEPT CASH.

WHEN IS RENT DUE?

Rent is due on the 1st of each month, however you have until the 5th at 5pm to submit payment. Otherwise a late fee will be charged to your account.

I need to break my lease, what do I do?

If you need to break your lease and you do not have military orders, you are still required to pay rent AND utilities until your lease expiration date or until we find another tenant to take your place.

I want to get a pet, but I've already signed a lease. What are the next steps?

Be sure to not commit to the pet until we obtain owner approval! We will contact the homeowner and provide them with all information about the pet (age, breed, etc) and they can decide it they will approve it. If the homeowner accepts the pet, there will be a $400 non refundable pet fee due.

My lease is expiring, what are my options?

We will contact you about 60 days prior to your lease ending to see if you would like to renew your lease for another year, terminate, or go month to month. Month to Month does increase your rent by 10%. It's best to notify us of your plans as soon as possible so our team and the homeowner can plan accordingly!

What are the Move-out Procedures?

First, you have to submit our notice-to-vacate form which can be found on our website, or you can contact the office to obtain a copy. Once we have that we will schedule your move out inspection. We do require you to be in attendance for this inspection and the house should be empty. We also need to schedule your move out cleanings which will be deducted from your security deposit if you'd like to use our prefered vendors.

I want to move out, but my roommate wants to stay and have a friend move in. What are the next steps?

The new tenant taking over your spot on the lease will still have to meet all of our qualification requirements and complete our application

I received Military Orders - What are the next Steps?

Please notify us if you are expecting orders even if you haven't received hard orders yet! Once you do receive your hard orders, send us a copy and we will contact you with the move-out procedures.

When can I expect my security Deposit TO BE RETURNED?

Usually within 30 days you will recieve your deposit. If there are other damages that may take longer to assess and repair it could take up to 60 days. If we anticipate a later time frame you will be notified with an itemized list of what the damages are and their expected costs

I want to buy a home! Where do I start?

This is SO exciting! We love watching our tenants transition from tenant to homeowner. We will put you in contact with our Sister Company, Ashley Residential Group and they will contact you to start the process. However, we do need to consider your lease expiration date. Should you purchase a home prior to that date, you are still responsible for paying rent until the home is occupied again or your lease expires (whichever comes first!)
